Winter 2021 Hays, KS Area Real Estate Update



Robert Readle here with Coldwell Banker Executive Realty back with your market update. We wrapped up the year pretty much the same way we started it with a very active real estate market. The number of sales in December this year were 41% higher than the number of sales in December of 2019, even though we have half as many homes on the market.

The median sale price rose 5.6% even though the median days on the market rose from 75 to 113 in December of 2020. Our inventory in the Hays market is considerably lower than years’ past and it’s starting to show with increasing prices as there are fewer and fewer homes on the market, we’re going to see faster sales and higher prices.
