Robert Readle here with Coldwell Banker Executive Realty, back with your market update. Selling season is in full swing right now but it’s not too late to get involved, whether you’re a buyer or a seller.

If you’re a buyer, the important thing to understand is that inventory is very low. There aren’t very many things to pick from and this is the lowest level of inventory I’ve ever seen in my career. What that really means is that you need to partner up with an agency that has a lot going on, so you have a chance at being one of the first ones at the front of the line.

As a seller, what we’re seeing is higher than average prices, higher median prices, and homes are selling faster than ever. The days on market are very, very low; the lowest it has been over the last three years.

One important thing to understand is that the process is really strained right now. Title companies are having trouble getting titles done on time. Appraisers are backed up. So there are some real logistical challenges with handling the transaction, which is one of the main reasons you would want to partner up with one of the professionals here at Coldwell Banker Executive Realty.
